Strong buyer activity has continued into the fall, which is normally the start of the seasonal slowing of the housing market. With stronger buyer activity in the market this year and the continued constrained supply of homes for sale, speedy sales and multiple offers are likely to remain a common occurrence and will keep the housing market hot even when the weather is cooling.

While uncertainty remains on what effects the upcoming elections and any seasonal resurgence of COVID19 may have on the financial and housing markets, the healthy housing demand we see today will continue to create significant opportunities in the near term.

Here’s a snapshot of the Charlotte market real estate activity for September 2020 (compared to September 2019):

  • New Listings were up 9.6 percent to 4,615.
  • Pending Sales increased 28 percent to 4,619.
  • Homes Sold decreased 9.6 percent to 4,125.
  • Inventory shrank 51.1 percent to 4,118.
  • The Median Sales Price was up 11.7 percent to $295,000.
  • Months’ Supply of Homes for Sale was down 52.2 percent to 1.1, which continues to be the lowest level of inventory our market has seen.
