September is a special month in the year because of its unpredictability. The
leaves change on the trees and unpredictable temperatures all begin. Each day
of the month has the potential be a different temperature outside, and that
unpredictability of September holds true even in the housing market.

Nationwide, existing home sales were down slightly in August, falling 2% after
two consecutive months of increases, according to the National Association of REALTORS®. The decline in existing home sales coincides with rising sales
prices, which have continued to soar into fall, however, new listings have
continued to hit the market.

As inventory increases, competition for homes may soften and could even bring a moderation in sales prices. In Charlotte, the listings over the past 2 years have decreased overall 3.7%.

Here’s a snapshot of the Charlotte market real estate activity for September 2021 (compared to September 2020):

  • New Listings decreased 4.0 percent to 4,562.
  • Pending Sales increased 0.4 percent to 4,362.
  • Homes Sold decreased 3.2 percent to 4,280.
  • Inventory shrank 39.1 percent to 3,231.
  • Median Sales Price increased 16.9 percent to $345,000.
  • Months’ Supply of Homes for Sale decreased 42.9 percent to 0.8 months.
